Recently, we managed to speak to Jane Lim about The Peak Realty and here are some insights to the area (Mont’ Kiara’s property market.
How are you coping and what sort of clientele does The Peak Realty deal with?
We have mostly expats coming in such as Japanese, British, Americans, Koreans, Swedish and many others. Usually our team of 23 staff will assist them with any of their queries.
What do you think about the property market in Mont Kiara?
In the beginning, it was a little slow. One of the first few condominiums were Mont Kiara Pines & Mont Kiara Palma. Approaching towards 2007 onward, it started to bloom with more and more condominiums mushrooming according to the demand.
Who do you think mostly the area caters to and why?
Most expatriates like to stay in Mont Kiara due to the convenience. There are more than three international schools in the area plus the security is very strong. There is Police patrolling the area most of the time and even property managements are strict with their security policies. In addition to that, the location is ideal as it is central – near to major highways and prime areas. Even transportation wise, there is a shuttle bus from various pick up points in Mont Kiara to Gardens Mall, KL Central & Publika.
What is the pricing like around the area?
Of course, they fluctuate according to the market and also property. For example, Mont Kiara Pines, Palma, Pelangi & Astana has a rental price between RM3,500 to RM4,500 meanwhile for Banyan, Mont Kiara Banyan, Aman, Damai, Kiaraville & Tifani, they(rent) are priced at more than RM5,000 whereas for Seni Mont Kiara, Mont Kiara 10 & 11, their rental is between RM8,000 – RM15,000.
